Most buyers look for homes that are well cared for, bright, clean and sparkling.

Here are some tips to help maximise the potential in your home.

Kitchen:

Stove, refrigerator and sink should all be spotless and all work benches clean and clear of clutter.

Bathroom:

Keep them neat, clean and well - aired. Check ceilings, walls and showers for any mould. Repair dripping taps and remove stains from basins and baths. Invest in a new shower curtain if necessary. Add a few pot plants.

Closets:

Have a good clean out — untidy or overly crowded suggests inadequate storage spaces.

Pets:

Keep pets secluded or out of the house if possible. Minimise evidence of pets both inside and outside.

Outdoor Areas and Gardens:

First impressions are vital — a tidy garden is essential. Trim all overgrown shrubs and trees especially by paths and driveways. Remove any clutter, keep grass cut, edge paths and weed gardens. Fresh bark and ‘instant colour’ plants do wonders in brightening up a garden. Repair any broken fences and gates.

House Exterior:

Water blast exterior, steps and decks, and clean windows. Touch up any areas that need painting. Fix any obvious problems.

Garage:

Tidy and remove any unwanted items. Remove oil stains from floor and driveway. Clean windows.

Plumbing:

Fix any leaky taps and toilets.

General Condition:

Replace all burnt out bulbs and clean the shades. Dust &vacuum.

Hall and Stairs:

Remove any clutter to give a feeling of space and open doors or turn on lights to add light.

Hardware:

Oil hinges, tighten door knobs and fix window latches. Make sure all windows open easily.

Seasons:

Use heating to keep the home warm in winter and open windows and doors for a cool breeze in summer.

  • Give a feeling of spaciousness by removing unnecessary items and positioning furniture around the walls.
  • Let your agent know which rooms get the sun and about any special features like under floor heating, wet-back etc. Also mention the features you like the best.
  • Open all curtains and blinds in the daytime and close at night unless you have a wonderful city lights view.
  • Turn on soft background music.
